What this job involves

• Individual with more than 12+ years of experience into IFM
• Strong leadership and technical understanding.
• Part of pre-opening and renovation transition team at different sites and 2 sites handled independently
• Maintenance and monitoring of various equipment to provide uninterrupted service which includes:
• HVAC systems - Hot Water Generation & Distribution Systems ▪ Electrical, DG sets and Sub Systems, CCTV, Telephones, Access control ▪ Fire
• ·Implementation of SOP & manuals for all the services as per agreed deliverables as per contract.
• Representing Facilities in BCP. Implementing process of BCP, carrying out regular drills.
• Ensure accurate Inventory has been maintained for all the services.
• Budget planning & ensuring the budget targets are met as per agreed targets.
• Handling of retrofit projects & deliver the projects on time
• Security Management- Successfully implemented KPI for security services.
• Lead the EHS implementation process & ensure OSHA 18001 & ISO 14001 certificates are renewed.
• Adherence to statutory compliances as per standards & ensure all the vendor are complied.
• Conducting MMR with Client with Highlights, Lowlights & way forward.
•   Ensure 100% uptime of all Electrical and AV Equipment’s.
• AMC renewals of AMC vendors renegotiating their costs & rating their services.
• Handling of projects – Understand the drawing and execute the job through vendors for on time completion and hand over
•   Managing Electronic security systems like FAS, PAS, CCTV & FM 200.
•   Documentation support during Internal & external Audits.
•   Operation of BMS system & Air conditioning system
• Preparing the Standard Operating Procedure (SOP’s)
• Implementation of CEM process
• Proper maintenance of Billing, Documentation, Drawings and Vendor details, etc.
• Monitoring & analyzing of daily energy units’ consumption and analyzing.
•   Repair & trouble shooting of systems in the Organization to restore the systems to their operating conditions in shortest time.
• Managing Fire hydrant Systems, Extinguishers, and Escape route maps.
• Operation of equipment’s like of DG sets, HSD yard & VAM Chillers, lifts etc.
• Maintaining the relevant Legal Documents related to KSPCB, KSEB. etc. and Liaoning with legal authorities
• Optimization of spaces & electrical equipment’s like UPS & HVAC through various initiatives
• Building management in terms of Electrical, HVAC, Electronic Security systems and other Civil & Mechanical related works.
•  Responsible for handling complete admin related works. Which includes Budgeting Soft services, Engineering, Security, Electronic security, Mail room, Transport, Help desk operations, EHS, BCP etc.
• Responsible for handling Vendor management with a strength to handle core team members with different SMEs in each area to handle vendor staffs.
• Responsible for vendor contracting, AMC renewals HVAC, Electronic security, UPS and electrical systems.
