• Act as JLL SPOC of mall in absence of GM operations
• Preparing duty roster/ schedule for down the line team
• Quarterly technical manpower vendor evaluation and report submission
• Perform Technical due diligence and taking over activity of client upcoming building
• Attend JLL periodic trainings and implementation in day to day operations
• Supervises engineers and maintenance staff including hiring, training, personnel development
• Identify the need based trainings for the team and facilitate the same
• Assist in maintenance/engineering issues as required
• Recommend/implement improvements for preventive maintenance programs on an on-going basis
• Oversee all building systems including fire/life safety, plumbing, HVAC and electrical issues and remains current with latest HVAC technology trends
• Administer all equipment and construction warranties with respect to defect liability period
• Respond quickly to emergency situations (i.e., fire, evacuation, equipment failure, etc.) and customer concerns
• Develop specifications and assists in solicitation and administration of maintenance/repair service contracts
• Ensures compliance with applicable codes, regulations, government agency and company directives as relates to building operations
• Conduct regular inspections of operating mechanical, electrical and equipment systems; make necessary adjustments to operating equipment and controls
• Provide for quality assurance by creating and implementing preventive maintenance programs and recommending improvements to existing programs on an on-  going basis
• Ensure compliance with applicable codes, regulations, governmental agency and company directives as relates to building operations
• PPM scheduling and monitoring
• Overall Operations review for improving efficiency
• Manpower Management & Involved in up-keeping & Maintenance of Property
• Ensure all the requirements are maintained in healthy condition
• Achieve cost efficiency in contract renewals - AMC's
• Achieve water consumption efficiency
• Achieve Electricity consumption efficiency
• Build relationship with the Occupants/ tenants
• Effective and timely communication with the client
• Provide input/ suggestions to Client on Customer experience
